The villa is located near Medulin, one of the most popular coastal destinations in southern Istria, known for its lively promenade, numerous restaurants, beach bars, and a wide variety of activities and excursions.
The villa accommodates up to 8 guests and features 4 elegant bedrooms on the first floor, each furnished with a double bed and a private en-suite bathroom with a shower, ensuring comfort and privacy for every guest. On the ground floor there is an additional separate guest WC.
The outdoor area is designed for enjoying the sunny Istrian climate, highlighted by a generous 40 m² swimming pool with an integrated whirlpool. A unique highlight is the sunken seating lounge beside the pool, separated by a glass wall that offers a direct view into the pool, creating a stylish and relaxing atmosphere. Eight sun loungers invite you to unwind by the water, while the fully equipped outdoor kitchen with a gas grill and a large outdoor dining table provides the perfect setting for long summer dinners with family or friends.
As a modern smart villa, Villa Asper features atmospheric ambient lighting throughout the property and an integrated Denon indoor and outdoor audio system, allowing guests to enjoy music seamlessly in both interior and exterior spaces. For entertainment and convenience, the villa also offers a PlayStation 5.
The villa also offers private parking for up to 4 cars, along with a private electric vehicle charging station. Pets and youth groups are not permitted.

Villa Rosarol is a modern villa located in Liznjan and is only 800 meters from the beach. The villa has a beautiful sea view and is the perfect choice for you. In front of the villa there is a large private pool with hydromassage where you can relax. Outside you will also find a covered terrace with a barbecue and dining table, where you will surely enjoy the romantic atmosphere on summer evenings with family and friends. Inside the villa you have a mix of modern architecture and lots of enjoyment and relaxation. On the ground floor of the villa there is a spacious living room with access to the terrace with pool and a fully equipped kitchen with dining area, as well as a bedroom with a private bathroom. On the upper floor there are 3 more beautiful bedrooms with private bathrooms and access to the terrace with enchanting sea views. If you are a fan of culture, we definitely recommend you to visit other coastal towns such as Rovinj and Porec or medieval towns in central Istria such as Motovun, Buzet and Grožnjan. In addition to the romantic hills, Central Istria is also known for its rich gastronomic offer. An indispensable part of your trip should be the Brijuni National Park, which is not far from Pula. On the island you will find a diverse flora, safari park, dinosaur excavations and other archaeological sites.

Villa Rosarol is located in Liznjan, just a few minutes drive from the center of Pula. Pula is the largest tourist destination in Istria and is known for its many historical and cultural attractions, such as the Roman-era amphitheater. The most impressive beaches of Liznjan, Palera, Rt Uljeva and Marlera are only 15 minutes (1.5 km), 25 minutes (2.4 km), 30 minutes (3 km) away on foot. Beautiful Villa Markulin is situated in a small place called Sisan, only 10 km away from the attractive tourist town of Pula.
Villa Markulin can accommodate up to 6+2 people divided into 3 beautiful bedrooms with double beds. You can also have fun here with additional activities.
Darts and table football are available. The first beach is only 2 km away and can be reached on foot. The cozy outdoor area is ideal for nice evenings, here you can also use the barbecue right next to the pool. Ideal for eating together while some may still be relaxing on one of the sun loungers next to the pool. On the ground floor you will find a bright living room with an open kitchen and dining room. On the first floor are the bedrooms, some with exit to the balcony overlooking the charming place next door. Each bedroom has a TV and air conditioning, as well as a private bathroom. There is plenty of space for parking next to the villa, as well as a garage at your disposal. This villa is ideal for small families who would like to spend their vacation next to the sea but also want to do something while vacationing in the villa.
